Villa Hotels in Dubrovnik: Ploče Cliffs or Koločep Island
In Dubrovnik, a villa stay comes down to four places: two apartment villas a short walk from Banje beach, Villa Dubrovnik on the cliffs of Sveti Jakov facing Lokrum, and TUI BLUE Kalamota Island, whose 144 rooms are spread across nine low buildings on car-free Koločep. None of them rents out a whole private house; they are villa-style hotels and serviced apartments, with an average hotel rating of 9.4 out of 10 and 880 reviews in all. Pick La Dolce Villa or La Dolce Villa 1 for a kitchen and the Old Town on foot, Villa Dubrovnik for a quiet sea-facing hotel with its own boat to town, and Kalamota for an adults-only island week by a small beach of sand and fine pebbles.
Dubrovnik east of the walls is a strip of cliffs and old summer houses: Ploče, then Sveti Jakov, look straight at Lokrum and reach the water by stairs, never by a flat promenade. Koločep, the nearest of the Elafiti islands, keeps the rhythm of its ferry, its two villages and its pine paths, with no traffic at all.
Where to stay
Which villa stay fits your trip
The coast east of the walls is cliff, not sand, and Koločep is the nearest island without cars: those two facts decide which of the four villa stays suits you.
La Dolce Villa and La Dolce Villa 1 are serviced apartments on the Ploče side of town, a short walk from Banje beach and the Orlando Column inside the walls. Both score 9.8 out of 10, though from small samples of 35 and 42 reviews. La Dolce Villa 1 adds a kitchenette, a washing machine, a sea-view balcony and private parking, rare this close to the walls. I would pick them for a family or two couples who want to cook breakfast and walk everywhere. Neither has a pool, and Banje is a pebble beach, so pack water shoes.
Villa Dubrovnik is a hotel, not a rental: a 1961 residential building by architect Mladen Frka, an annex of Hotel Argentina from 1963, stacked down the cliff at Sveti Jakov. Lifts take you from the street-level lobby to the rooms, spa, pool and sea, which spares you the stairways that define the rest of the coast. The Villa Kolin Residence, reached through a small pine wood, is the only unit of the four with its own private pool. The rooms were designed by Studio Arthur Casas, and a rooftop bar sits at the top of the cliff.
In summer, Villa Dubrovnik runs its own boat to the Old Town, a ride of a few minutes; out of season you walk 15 to 20 minutes along the road past Ploče, or take a taxi. The hotel accepts pets, the only one of the four that does. I would not choose it for a first visit if the walls and the Stradun at night are the point of the trip: you are close, but not in the street. The hotel reaches the sea by its own lifts; Sveti Jakov, the public beach next door, lies about 70 steps below the church of Sveti Jakov.
TUI BLUE Kalamota Island sits at Donje Čelo, the main village of Koločep, next to a small beach of sand and fine pebbles, a rarity on this coast. Its 144 rooms fill nine low buildings around an outdoor pool, the board is all-inclusive and guests must be 16 or older. With 765 reviews and a score of 8.9, it has the broadest track record of the four, and the most predictable one for a first island stay. The resort lies about 300 metres from the village centre, so everything on Donje Čelo is reached on foot.
Koločep has no cars, so from Gruž you take Jadrolinija line 807, about 30 minutes, with fewer sailings on Sundays. That makes Kalamota a place to stay put rather than a base: an evening in the Old Town depends on the last boat. I would book it for a quiet week of swimming and reading, and never for someone who wants to see Dubrovnik, Mljet and Montenegro in four days. Line 807 continues to Lopud, where Šunj bay has a fully sandy beach, an easy day out on the same boat. The resort is seasonal, open from about early May to late October.
A traveler's takeI would choose by the walk you are ready to do. For the Old Town at night, La Dolce Villa or La Dolce Villa 1, where the kitchen and the balcony make up for small hotel services, and where nothing replaces your own legs on the steps. For a calm hotel that still gets you to the Stradun in minutes, Villa Dubrovnik, provided you travel in summer when its boat runs. For a week of doing very little, Kalamota on Koločep, adults only. None of them suits travellers who want a private villa with staff and a pool all to themselves: in that case the Villa Kolin Residence is the closest match.

La Dolce Villa
Elegant 5-star aparthotel with garden, sun terrace, and spacious apartments
Why guests love itI would pick La Dolce Villa for a family that wants space and a kitchen in Dubrovnik. The apartments are air-conditioned with private terraces or balconies and fully equipped kitchens, which helps with meals and early nights. The garden and sun terrace give everyone somewhere to sit, and Banje Beach and the Orlando Column are a short walk away. A rating of 9.8 from 35 reviews is excellent, though the sample is small.

La Dolce Villa 1
Elegant sea-view apartments with balconies and full amenities near Banje Beach
Why guests love itLa Dolce Villa 1 is a five-star aparthotel in Dubrovnik that I would recommend to couples and families who want an apartment close to Banje Beach. Elegant air-conditioned units have sea views, a private balcony, a kitchenette and a washing machine. Free Wi-Fi and private on-site parking are included. The guest rating is near perfect, though based on 42 reviews, so it is a small sample. Expect self-catering comfort, not hotel service.

Villa Dubrovnik
Luxury villa with beachfront access, spa, and Old Town transfers
Why guests love itVilla Dubrovnik is a five-star with access to a private beach and balconies facing Lokrum Island, and I would recommend it to families who want calm more than activities. Rooms are spacious, the spa gives parents a quiet moment, and two restaurants keep dinner on site. In summer, a free car transfer runs to the Old Town, which spares small legs the walk of around 15 minutes. Pets are welcome. A guest score of 9.2 supports the choice.

TUI BLUE Kalamota Island - Adults Only
Adults-only island retreat with a beach, spa, and pool near Dubrovnik
Why guests love itTUI BLUE Kalamota Island is adults only, so it is not an option for a family with children. For couples, it offers something unusual near Dubrovnik: the hotel sits on car-free Koločep, a short ferry ride from the city, with its own beachfront, a pool, and a spa and wellness centre among Mediterranean gardens. Rooms have private balconies or patios. I would point parents towards family hotels on the mainland instead, where children are welcome.
Local tips
- 1Sveti Jakov beach, below Villa Dubrovnik's street, is reached by about 70 steps down from the church of Sveti Jakov: easy going down, tiring coming back in July.
- 2Villa Dubrovnik's boat to the Old Town runs only in the summer months; outside them, plan on the 15 to 20 minute road walk or a taxi to Ploče Gate.
- 3For Kalamota, take Jadrolinija line 807 from the quay at Gruž; sailings thin out on Sundays, so avoid arriving on a Sunday evening with luggage.
- 4La Dolce Villa 1 has private parking on site, which matters in Ploče, where parking near the walls is scarce in summer and the Old Town itself is closed to cars.
- 5Walking back into the Old Town from Banje in swimwear can earn an on-the-spot fine, with signs posted at the Ploče, Pile and Buža entrances: keep a shirt in your bag.
- 6The Platanus airport shuttle stops at Ploče Gate, a few minutes' walk from the Ploče villas, before continuing to the bus station in Gruž.
- 7Since 2019 the city caps cruise calls at two ships a day: on those mornings, the Ploče villas let you reach the walls at opening time, before the passengers arrive.
